The number of houses planned for a new Catterick Garrison estate has increased to 450.
Initial details of the scheme on 20.8 hectares of agricultural land at Colburn Grange have been filed with North Yorkshire Council.
Agents for developer Keyland Developments have asked the authority if it would need to include an environmental impact assessment (EIA) when it submits a planning application for the scheme.
The developer previously said it wanted to build up to 420 homes on the plot, but the latest documents show up to 450 properties are planned.
The agents argue that no EIA is needed for the scheme.
Supporting documents state: “The screening assessment has identified that significant effects on the environment are not considered likely either alone or in combination with other developments.
“The proposals would be small-scale and effects could be managed in accordance with standard methods.
“The proposed development is therefore not considered to be formal EIA development as defined by the EIA Regulations.”
North Yorkshire councillor Kevin Foster, member for the Hipswell and Colburn division, said he remained very concerned about the proposals.
He added: “I continue to have serious concerns that adding more homes will just increase traffic problems on the A6136.”
Concerns have also been raised that the development would be on the so-called ‘green lung’ between Colburn and Catterick Garrison and would close the gap between the settlements.
Keyland Developments Ltd is part of the Kelda Group and is a sister company to Yorkshire Water.
A further consultation exercise will be held once the outline planning application is submitted.
